A significant strategic move: Merity Fund has joined its third project

The Merity Fund is expanding its portfolio with a third development project. It is a modern logistics complex with a total area of 80,000 m², located west of Warsaw in the Grodzisk Mazowiecki/Kozerki area, just 45 minutes from the city center. The location offers excellent transport links—the Jaktorów railway station is in the immediate vicinity, and the complex has quick access to the A2 highway via the Grodzisk bypass. It is a strategic location with long-term potential. The project is situated near the village of Baranów (Baranuv), where a new central Polish airport—Centralny Port Komunikacyjny—is set to be built between Łódź and Warsaw. It is expected to open in 2031–2032, and plans also include a high-speed rail line to Warsaw.
This massive infrastructure project could significantly increase the attractiveness of the entire area, and thus the value of second-generation leases following the expiration of current contracts. The location therefore fits very well into the Merity Fund’s long-term strategy and represents an ideal type of target project.
The project already has 50,000 m² pre-leased to Fabryki Mebli FORTE S.A., a major Polish furniture manufacturer listed on the Warsaw Stock Exchange. FORTE is among the most stable companies in its segment; 90% of its production is exported abroad.
